Commercial Hydro Jetting in Murrieta

Restaurants, strip malls, HOAs and property managers across the Temecula Valley. Scheduled grease line jetting before opening or after close, with camera footage every visit.

A commercial grease line does not fail the way a house drain fails. There is no slow decline you can ignore for a season. Loading is continuous, the pipe never dries out, and the line runs close to capacity most of the time, so the gap between fine and flooded is narrow and it closes fast.

The cost of getting it wrong is not a plumbing bill. It is a closed kitchen during service, a health inspection you did not want, and in a shared strip mall line, a backup that comes up in the unit next door and turns into someone else's insurance claim.

Why kitchens need a different machine

Residential jetting optimises for pressure. Commercial grease work optimises for flow. The job is not to cut a hole through a plug, it is to melt and carry an enormous volume of emulsified fat down a six-inch line without it cooling and re-depositing thirty feet later. That needs water moving at a rate a small trailer jetter cannot sustain.

It also needs the right sequence. Jetting a grease main from the wrong end packs material against the downstream restriction instead of moving it to the sewer. On a line shared between four tenancies that is how one unit's cleaning becomes another unit's backup.

Interceptors are not optional and not enough

A grease interceptor slows the problem down. It does not eliminate it, because emulsified fat carried in hot water passes through an undersized or overdue interceptor without separating out. It then cools in the line downstream and behaves exactly as if the interceptor were not there.

We camera the run between the kitchen and the interceptor, and the run from the interceptor out to the main. If your pumping schedule is wrong for the volume you are doing, that shows up as loading in the downstream pipe, and no amount of jetting frequency fixes a sizing problem. You will get told that rather than sold a shorter interval.

Scheduled work, out of hours, with a paper trail

Most kitchens we look after run on a monthly or quarterly cycle depending on covers and menu. Fryer-heavy operations need it more often than you would guess. We work before opening or after close, so nothing interrupts service.

Every visit produces camera footage and a short written note on the condition of the line. Over a year that becomes a record you can actually use: whether loading is increasing, whether a tenant has changed practice, and whether the interval is right or you are paying for visits you do not need. If you manage several sites, one contact covers all of them and the reporting comes in together.

How the visit runs

1

Site walk and access map

We find every cleanout, interceptor and shared connection before quoting, because surprises mid-job on a commercial line are expensive for everyone.

2

Camera the full run

Kitchen to interceptor, interceptor to main. Loading in the downstream section tells us whether the problem is the pipe or the pumping schedule.

3

Jet downstream-first

Sequenced so material moves toward the sewer, never packed against a restriction or into a neighbouring tenancy.

4

Verify and report

Second camera pass plus a written condition note, so you have a record rather than an invoice.

5

Set the right interval

Based on what the footage actually shows over time, not a number picked to fill a route sheet.

Commercial Jetting Rates in the Temecula Valley

Driven by line size, run length, number of access points and how far behind the maintenance has fallen. Contract pricing is lower per visit than reactive callouts.

Single Kitchen Line

$450–$900

One restaurant grease line, out of hours, camera included.

Scheduled Contract

From $325/visit

Monthly or quarterly cycle, reported each visit.

Property Main

$900–$2,400

Shared strip mall or HOA line, multiple access points.

Ranges are typical estimates, not a quote. You get a fixed written price before any work begins. (Update these figures with your real pricing.)

Common Questions

Can you work around our service hours?

That is the default rather than a favour. Nearly all our commercial work runs before opening or after close. For a kitchen that means early morning or late night, and it is priced into contract rates rather than added as an out-of-hours surcharge every time.

We already have an interceptor pumped on schedule. Why are we still blocking?

Usually one of three things: the interceptor is undersized for your current volume, the water leaving the kitchen is hot enough that fat stays emulsified straight through it, or the blockage is upstream of the interceptor entirely. Camera footage separates those quickly, and two of the three are not solved by jetting more often.

Do you handle HOA and property management contracts?

Yes, including shared laterals where several units drain into one line. Those need care, because clearing from the wrong access point moves the problem into somebody else's unit. We map the run first and put the sequence in writing before starting.

What happens if you find a broken line under our parking lot?

You get the footage, the locate depth and position, and an honest statement of what it needs. We are a cleaning outfit, so if the answer is excavation we will say so and you can take that footage to whoever you like for bids. A cleaning company that never finds anything needing repair is not being straight with you.
