Residential Hydro Jetting in Murrieta

Kitchen, laundry, bathroom and the main lateral out to the street. Cleared back to the pipe wall, camera verified, flat rate quoted before the hose comes off the reel.

Most houses in Murrieta never need jetting. They need it once, at the point where the line has narrowed enough that ordinary use starts backing up, and then a camera check every few years to make sure nothing is returning. The houses that need it repeatedly usually have a second problem underneath, and that is what the camera is for.

The signal that you have crossed from a clog into a coating is repetition. One blockage in ten years is a clog. Two in eighteen months on the same run is a bore that has closed in, and running a cable through it a third time is buying the same non-fix again.

What we actually clean

The kitchen line is the usual suspect and it is worth understanding why. Cooking fat leaves the sink as a warm liquid and travels fine for a metre or two. Then it cools, comes out of suspension, and looks for a surface. On new smooth PVC there is not much to grip. On pipe that has spent twenty years accumulating calcium from very hard water, the wall is textured, and the fat sticks. Every subsequent wash adds a layer.

Laundry lines fail differently. The enemy there is lint bonded with detergent residue, and because a washing machine dumps a large volume very quickly, a laundry branch that has narrowed will announce itself by overflowing rather than draining slowly. Bathroom branches are hair and soap, which sounds trivial until you see what a decade of it looks like on camera.

The main lateral is the one that matters most, because everything else drains into it. It runs from under the house out to the city connection at the street, and it is the run most likely to have roots at the joints or a section that has settled out of grade.

Pressure matched to your pipe, not set to maximum

A jetter can be run at pressures that will cut through concrete. Nobody needs that in a house. For residential work we are typically between 1,500 and 4,000 PSI with flow chosen to carry debris rather than blast it, and the nozzle is picked for the job: a penetrating nozzle to open a path, then a flushing or chain nozzle to take the wall back.

This is where a camera pass first earns its money. ABS and PVC tolerate jetting easily. Clay handles it well when the joints are intact and badly when they are not. Cast iron in a Murrieta house built in the seventies or earlier may have scaled so heavily that the remaining metal is thin, and there are lines where the honest advice is to clean gently and start planning a replacement rather than to clean aggressively and cause the failure today.

What you are left with

A cable leaves you with a channel. A jetter leaves you with the original bore, which is the difference between a drain that works and a drain that works for years. On the second camera pass you should be looking at pipe wall, not at a tunnel through a deposit.

You keep the footage. That is worth having if you are selling the house, if you are dealing with a home warranty, or simply so that in three years you can compare and see whether anything is actually coming back.

How the visit runs

1

We locate your access

Exterior cleanout if you have one. If not, we look at a pulled toilet or a roof vent and tell you what each adds before deciding.

2

Camera first, always

You watch the screen with us. Scale, grease, roots and broken pipe all look different, and what we see decides the nozzle and the price.

3

Flat rate agreed

A fixed number, in writing, before any hose comes off the reel. If the camera showed something that changes the job, you hear it now, not at the end.

4

Jetting in stages

Open a path, then work the wall back in passes, flushing debris downstream to the main rather than packing it tighter.

5

Second camera pass

Footage of the finished line. If a defect was hiding behind the deposit, this is where it shows, and you get that on video.

Common Questions

Will jetting break my old pipes?

Sound pipe, no. Pipe that is already failing, possibly, and that is precisely why we camera first rather than after. If the inspection shows cracked clay, a collapsed section, or cast iron thinned from the inside, we tell you before anything goes in the line. Some pipe should be cleaned gently and some should not be jetted at all. You get that assessment whether or not you end up booking work with us.

How long will it stay clear?

If the cause was scale and grease on the wall and the line is otherwise sound, years rather than months. If there are roots entering at a joint, they will return, because jetting removes the root but not the crack letting it in. In that case we will give you a realistic re-entry interval and the cost of actually fixing the joint, so you can choose between maintaining and repairing.

Is it worth doing before I list the house?

Often, yes, and less for the cleaning than for the footage. A sewer camera report showing a clean, sound lateral removes one of the standard inspection arguments before it starts. It is a cheaper conversation to have on your own schedule than during escrow.

Can I just use a drain chemical instead?

Against mineral scale, no. The caustic products sold for drains are formulated for organic matter such as hair and grease, and they do very little to calcium carbonate bonded to a pipe wall. They also sit in the line, which is worth thinking about given a technician may have to put a hand near that water later. On old cast iron, repeated caustic use does the remaining metal no favours.
